Chapin Road development could bring additional retailers, restaurants and more to the area

Town’s comprehensive plan reflects local concerns over growth, traffic


A development that could bring additional boutique retailers, restaurants and medical offices to Chapin will break ground this year.


To be located at the intersection of Chapin Road and Primrose Lane, not far from ProSwing and 518 Smokehouse, this development will span 8.14 acres, according to a release from Chapin Commercial Construction.


The development will be called Lake Murray Business Park and will be owned by Chad and Caroline Lindler of Chapin Commercial Construction. Planned as a single-story mixed-use development, phase one is predicted to be completed by the third quarter of 2025, kicking off leasing opportunities for medical, office and retail tenants.


“This property is in a prime location in Lexington County’s ID-zoned district and will offer ample surface parking and convenient access to Chapin’s expanding residential and commercial corridors,” the release read. “The site benefits from strong visibility with a traffic count of 13,500 vehicles per day, making it an ideal location for businesses seeking to establish a presence in the Chapin market.”

The most recent U.S. Census Bureau data shows Chapin as having a population of over 1,800, a median household income of over $77,000 and an over 60% employment rate.


Only about 14% of Chapin’s residents work in the town, while over half of its residents commute outside of Lexington County for work, according to the town’s comprehensive plan adopted in 2021.


When town officials heard input from community members prior to the adoption of the comprehensive plan, many of them expressed traffic concerns.


Of those surveyed, 54.4% said they think traffic will be an issue as the town grows, while 38.2% said that traffic was already a big issue for them.
